In our area, the engine starts humming in late February and is usually in full throttle by March.If you’re planning to move this year, you’re about to enter the most competitive months of the season. Here is my "no-fluff" guide on how to actually prepare so you don't just participate—you win.For My Sellers: How to Stand Out in the CrowdWhen the market heats up, inventory increases, which means you have more competition. To get the best offer, we need to make your home the "easy choice" for buyers.

  • The "60% Rule" for Storage: Buyers aren't just looking at your rooms; they’re judging your storage. I recommend clearing out closets until they are only 60–70% full. It creates the "optical illusion" of massive space that every buyer craves.
  • Ditch the "Cozy" Labels: We won't use vague clichés like "cozy" or "charming"—buyers know those are codes for "small" and "old". Instead, we’ll highlight specific, high-value upgrades like quartz countertops or energy-efficient windows.
  • First Impressions Start on a Screen: Most people "tour" your home on their phone before they ever drive by. We’ll focus on professional photography that highlights a clean, neutral palette to make the space feel move-in ready.

  • Beat the May Madness: If you can, start your serious search in March. You’ll often find motivated sellers who listed early to beat the May rush, giving you a slight edge in negotiations before the peak summer crowds arrive.
  • Ignore the Bad Photos: One of my favorite strategies is looking for the "hidden gems"—homes with poor lighting or bad listing photos. These often sit on the market a few days longer, giving us a rare window to negotiate without a bidding war.
